  • Norges Bank Investment Management is seeking a dedicated and results oriented professional to join its unlisted US Real Estate team. The unlisted real estate strategy focuses on office and retail assets in eight cities globally as well as on global logistics. The fund invests in real estate to improve the long-term trade-off between return and risk, and our objective is to generate excess return over time and to diversify the fund. The real estate platform invests in direct ownership of real estate (‘Unlisted’) and into publicly traded REITs (‘Listed’).

    As an Analyst, you will join Norges Bank Investment Management in its New York City office and focus on the management of the existing unlisted US office portfolio. The role presents an opportunity to gain exposure to a portfolio of assets across New York, Boston, Washington, D.C., and San Francisco totaling over $22 billion in gross asset value and over 24 million square feet.  Additionally, the Analyst may have some involvement in new investment activity. Norges Bank Investment Management’s unlisted US Real Estate Team invests as a limited partner through joint ventures across its target markets. Previous experience working in joint ventures is preferred, though not required.

    What you will do
    Contribute to the ongoing management of the existing unlisted real estate portfolio by:
    • Assisting with creating annual and long-term business plans
    • Assisting with strategic decisions related to the ongoing operation of the portfolio, and follow through with the execution of such asset management initiatives including leasing, oversight of capital projects, redevelopment initiatives, and disposition processes
    • Performing rigorous reviews of Argus Enterprise valuation files
    • Conducting general financial analysis as well as lease analysis and review
    • Producing investment analysis related to existing holdings (e.g., hold-sell analyses) 
    • Managing and monitoring the performance of external asset managers, property managers, and other service providers
    • Interacting in a highly professional manner with joint venture partners and third-party service providers
    • Producing management presentations in connection with current portfolio assets 
    • Maintaining a database of relevant market data and trends
    • Building in-depth knowledge of Norges Bank Investment Management’s target markets: New York, Boston, San Francisco, and Washington, D.C.
    • Contribute to group collaboration, interaction, and share knowledge across the Norges Bank Investment Management organisation

    What you need 
    • University degree with strong academic records
    • 1-2 years of relevant real estate experience, preferably from a fund investor or top investment manager. Experience working with office assets is considered an advantage
    • Excellent financial analysis and modelling skills
    • Meaningful experience using Argus Enterprise

  • As the operational manager of the fund, our objective is to achieve the highest possible return after costs with acceptable risk. Norges Bank Investment Management applies a framework for enterprise risk management where enterprise risk is categorized according to three main risk classes: strategic risk, investment risk and operational risk.

    The Role
    We are looking for an Operational Risk Advisor/ Senior Advisor to strengthen the Operational Risk team. The team is a second-line function in the Chief Governance and Compliance Officer area and assists and advises on the management of operational risk in the business areas, as well as report on the operational risks in the fund to the CEO Norges Bank Investment Management and the Executive Board. Norges Bank Investment Management is systematically seeking to learn from mistakes and ensure continuous improvement of processes.     What you will do 
    As an operational risk advisor, you will work closely with the business and support the organisation in managing operational risks, including incidents, processes and controls.    
    • Advising and supporting the organisation in identifying, assessing, managing and documenting operational risks and controls, in day-to-day processes as well as for projects and change initiatives
    • Following-up on operational incidents
    • Performing control reviews and testing
    • Contributing to the monitoring and reporting of the operational risk picture, including quarterly reporting to the Executive Board

    In connection with the direct investments in real estate Norges Bank Investment Management established a 100 % owned subsidiary of Norges Bank, located in London, NBRE Management Europe Limited in 2016. NBRE Management Europe Limited is now seeking a dedicated and results oriented professional for the position as Paralegal to work within the Real Assets Legal and Tax team in Norges Bank Investment Management in London. This team is responsible for developing tax policy, providing legal and tax advice relating to management strategy, investment processes, investment structuring and investment operations in connection with the direct investments of the GPFG, i.e., the direct real estate investments and the directs renewable infra structure investments. The team is also responsible for oversight and management of external advisors that provide tax compliance, tax administration and legal services to over 100 real estate investment subsidiaries in Europe, USA and Asia. 

    What you will do 
    Your role will be to provide paralegal, company secretarial and legal support services to NBRE Management Europe Limited in London and Paris and to the Real Assets Legal and Tax team. 
    As a member of the Real Assets Legal and Tax team, which is an internal, international, team of lawyers and tax advisors based in London, Oslo, Luxembourg, and New York.   • The Role
    In your role you will determine how tax impacts the $1.2 trillion that the Government Pension Fund Global holds in public market investments.  You will monitor our global tax position, and assess the tax treatment of new instruments that are added to the investment universe.  The fund’s fixed income and listed equity investments span 70+ countries and 9,000+ companies, meaning that our tax position is regularly affected by rule changes and the activities of our investee companies.  Legal & Tax serves as the tax hub for Norges Bank Investment Management, and your work will draw on your tax expertise, including knowledge of tax treaties and the application of taxes in practice.  We will help you build a thorough understanding of the NBIM organisation, its values and purpose, which will embed your efforts in their proper context.  You do not need to have an extensive knowledge of global tax regimes already, but an inquisitive mind will be an invaluable asset. 
    You will take a broad view of the fund’s objectives when managing risks and ensuring tax is handled coherently across the organisation, but you will also need to focus in on detail when advising portfolio managers on specific events or assuring tax reclaims and filings.  NBIM is a prudent and conscientious taxpayer, and this informs the role.  It means that we must ensure that the fund pays all taxes that are due and that reliefs it is entitled to are obtained.  You will help to resolve tax uncertainties through rulings and other methods.  As your knowledge of the organisation grows, you will get to see how your advice impacts the fund’s activities and the return on our investments.

    What you will do:
    •          Contributing to the coherent and consistent management of investment-related and operational tax matters across the organisation (NBIM invests in 70+ countries and has offices in Oslo, London, New York, Singapore and Shanghai)
